Its accommodation scene is dominated by small to mid-sized properties — guesthouses, family-run homestays, and boutique resorts — stacked along the hillside terraces above Lighthouse Beach and Hawah Beach. Genuine international-grade luxury exists but is concentrated in a handful of resorts; the bulk of the market caters to budget and mid-range travellers, with a strong tradition of family-operated lodging that predates the OTA era.

Because Kovalam is a compact coastal strip rather than a sprawling city, proximity to the beach is the dominant variable in pricing and atmosphere. Properties on or just above the seafront command premiums and fill earliest in peak season. A few minutes' walk inland, prices drop noticeably and the character shifts toward quieter residential-style guesthouses. Houseboats, a signature Kerala accommodation type, are available but are more associated with the Alleppey/Kumarakom backwaters; in Kovalam they are a minor niche — a handful operate on nearby backwater channels rather than the open sea.

The destination carries a legacy of 1970s backpacker tourism, and that history is still visible: many long-standing guesthouses are genuinely family-owned across multiple generations, and rooftop restaurants are frequently attached to lodgings.
